It covers the insured against:

• any defect in the title to a  property
  
• any onerous encumbrance affecting a property
  
• any matter rendering the title to the property not being good and marketable
  
• any matter which does not satisfy the requirements of section 5 of the CML Handbook
  
• any adverse entry in any searches in respect of the property

The insurance is of considerable use for mortgage lenders wanting to 'package' a lending product for additional speed and convenience, or merely wanting the additional security of indemnity insurance.
